Our construction management provides flexibility per an agreement and general conditions between Owner and Lambert DBM. This integrated agreement and general conditions document provides an option for pre-construction services, such as: providing estimates, reviewing drawings and specifications, creating schedules and developing Trade Contractors interest in the project. It may also be used if the Owner desires a comprehensive set of pre-construction and/or construction services from Lambert DBM and seeks the assurance of an overall project cost ceiling.

A second option provides the Owner and Lambert DBM to perform work on a cost of the work plus a fee basis without a guaranteed maximum price (GMP). It also provides Lambert DBM an option to provide pre-construction services. This may be applicable in situations where project variables, such as a well defined scope of work, may be unknown at the time of contract execution.

A third option is to provide services between Owner and Lambert DBM as a design-built to take the project through schematic design working with architect, engineers, and all necessary entities on Owners behalf. Our scope of work addresses the entire design build process, assuming that the Owners project includes schematic design. We delineate responsibilities between Lambert DBM and Architect/Engineer. We provide Owner access to qualifications of all professionals inclusive of all sub-contractors involved in bid process. Lambert DBM performs construction based on cost of the work, plus a fee, up to if required GMP. Payment to sub-contractor is conditioned on Lambert DBM having received payment from the Owner for sub-contract work satisfactorily performed.

Next, as project manager (consultant), not at risk, Lambert DBM signs all contracts on behalf of Owner or Owner signs all contracts. Lambert DBM can be seen as replacing Owner and its staff to oversee project delivery which may be accomplished under a variety of methods. This method provides a scope of services presented in a matrix to be used as a menu for the parties to assign duties. Owner may award all trade contracts, thus trade contractor becomes prime to Owner. Lambert DBM can serve as Owners authorized representative for a specific project or scope of work.
